Leeds and the Thousand Islands Council will consider a zoning by-law amendment application for a waterfront property on Hill Island during its July 13 meeting.
The application, for 158 Hill Island, is seeking permission to rezone the waterfront portion of the property from Environmental Protection (EP) to Environmental Protection Special Exception 15 (EP-15). The amendment would allow the construction of a new marine facility, including a 156-square-metre flat-roof boathouse and a 26-square-metre ramp and pedestrian bridge.
The proposal also includes permission to use the roof area of the boathouse as a sun deck and a request to increase the maximum permitted height from six metres to 6.3 metres.
A public meeting was held in April, where two public comments were received — one supporting the application and another raising concerns about the size and location of the proposed structure.
Staff are recommending approval, noting the proposal meets provincial and municipal planning policies and is not expected to create significant environmental or navigational impacts.
