The Township of Leeds and the Thousand Islands Council has approved a zoning by-law amendment for 158 Hill Island, clearing the way for the construction of a new waterfront marine facility.
The amendment changes the property’s waterfront zoning from Environmental Protection (EP) to Environmental Protection Special Exception 15 (EP-15). The new zoning permits a 182-square-metre marine facility consisting of a 156-square-metre flat-roof boathouse and a 26-square-metre ramp and pedestrian bridge.
Council also approved site-specific zoning relief to allow the boathouse to reach a maximum height of 6.3 metres, exceeding the standard 6-metre limit by 0.3 metres.
In addition, the amendment permits access to the facility’s roof by stairs, allowing it to be used as a sun deck. The approval applies specifically to the property at 158 Hill Island and establishes the conditions under which the proposed waterfront development may proceed.
